psv88
3 hours ago, bluewave said: The one way to avoid the higher property insurance and HOAs in Florida is to look into new construction which has better hurricane rated features not immediately at the shore. The average property insurance with a brand new roof and windows which are hurricane rated can be as low as 1500 a year. But properties with a roof older than 15 years can be very hard to insure with either outright rejections or rates over 6k. So if you live in an HOA the monthly fees reflect the master policy for the outside of the condos which has quadruped in some cases in recent years. So the key for buying a property down there is finding out exactly what your rates will be before you buy. What about the existing homeowners? My father lives inland in a house built in 2008. His rates have sky rocketed. He supposed to rebuild his house? After Rita he had to get a new roof put on, cost him $70k, insurance covered most of it. His rates still went up. For people on a fixed income the increases are an issue.

SACRUS
From 89 to 59 cloudy and raw. Can see the extent of the onshore and clouds / marine layer into CNJ. Warm up to the 70s Wed and back to 80s thu as the flow pushes back from the W/SW. This weekend looks cloudy and cooler with some showers. Warmer 5/6 - 5/9 perhaps next shot at 90 in that window.

In a back door marine layer situation we usually do stay cloudy. Luckily the clouds broke up/burned off so we heat up.
