I’m looking at a tract of land that ranges 3100-3500 here in Macon. But will be 3-4 years before I can afford to build.

No kidding. I've got my eye on a few lots in Banner Elk ranging from 4000-4700 ft and I just can't believe the prices for land up there. 1 acre tracts for 300-500k. Grab one of those and I'll have to wait a decade to build...

It took me approximately 6 hours to get from my house on Beech to Tyncastle.  Relentlessly snowing and I think everything in the area was so backed up they couldn't get the salt trucks out to us.  I think everything was fine until the skiers all left and the intensity of the snow picked up.  Would have turned around and gone back but that didn't feel like an option either.  I re-learned the lesson of when not to be on the roads up there.

Temp rose above 32 around 9 pm last night, apparent that the heavy returns were what cooled the column all the way down to the ground. Once they were gone back up to 36 she shot, above 4-4100’ was the ticket for staying below freezing the whole event I believe on our side of the spine of the Apps.  Definitely had a bit of melt overnight but back down below freezing again.  Guessing we already had our high for the day, see how low we go tonight.

7 degrees Wed morning. 47 and rain Thursday afternoon. Nice. There is a snow likely Thursday night (with of course they always awesome, little or no accumulation) but I will believe it when I see it.

Anyway, good luck to all. At a minimum, maybe we can all avoid busted pipes.

Yeah that is extremely frustrating.

I’m kinda of tied up in Macon right now with work. I know there’s some land above rainbow springs available above 4k.

Me too until my youngest is out of school.  Even rainbow springs is subject to rain and mixing.  The warm nose is too prevalent this side of the balsams
