West of DFW disagrees.  Bad damage today.  I'm in Grapevine, TX dead center of a tornado warning, but looks meh at present.  Hopefully I'm not jinxing myself.

They are… the recommend spiking twice per year, I’m going to drop them in as soon as they come in later this week.

Im going to be pretty upset if I have to replace plants. I’ve spent a crap ton of money on plants in my first 3 years here and I was looking forward to just watching the stuff grow

Here’s the deal.  I just made an offer to purchase property. Lender A provided me a pre approval letter today. The rate also just increased today.  I just submitted a mortgage application with Lender B who offers a lower rate. 
 

If the offer is accepted, Lender A will lock me in right away for 60 days. If Lender B turns out to be a better deal, can I then break my rate lock with Lender A (penalty free) and proceed with Lender B?

Any insight would be greatly appreciated.

Anyone have advice staying near West Springfield? I help lead a high school robotics team and we last weekend we competed at WNEU. Drove only once through Armory Street and Saint James to the university; thank you Waze. Driving a large truck full of equipment on this drive was subpar.

Our 4 star Hampton Inn (tripadvisior.com) in West Springfield had the sounds of dirt bikes? drag racing? going on past midnight. With a pre-8AM start of 12 hours of competition, this was not what we were looking for. Also, if that's a 4 star hotel, I really don't want to end up at a 3 star.

We'll probably return to West Springfield in April for a larger competition (80 teams) which will be at the Big E. I'm trying to find the best intersection between a decent hotel, not too far from the venue and relatively safe. One adult suggested the La Quinta Inn on Congress Street in Springfield but I'm not sure about the area. Our tool boxes generally look like we bought everything a power tool company offers plus a couple of hundred pounds of assorted other stuff. I'm thinking we might not wanting to parking trucks in some of these areas.

Any advice? West Springfield (Candlewood Suites)?  Holyoke (Fairfield Inn or Homewood Suites)?

I would opt for the Candlewood Suites, whatever you decide stay the hell away from Holyoke.

Look for deals at MGM Springfield?  Brand new and clean.   I have lots of valley connections, I'll ask for recommendations tomorrow.  You can PM and remind me if you'd like.

I’m not a banker but yes, you can. It is legal.

Until you sign the final loan documents with the bank of your choice, you can change whenever you want. A pre-approval letter does not lock you into anything. Treat a bank like you'd treat a car dealer. You would have no issue walking out of a car dealership even up to the point they take you into the little room to talk to the sales manager, right? A bank is no different. You can and should shop around between banks. God knows there are a million of them out there now. I give this advice out all the time because it seems people are kinda scared of banks and think they are somehow more powerful than any other business selling a service. The banks like to cultivate this myth by using very official-sounding language and documentation for every little thing. Just watch your own interests and you will be fine.

Good to know! The two hotels we looked at on TripAdvisor that had 4.5 stars were in Holyoke. We'll take them off the list.

So we're not taking a bunch of high schoolers to MGM. :)  If there is a discount to be had with the hotels, I'm probably interested. We can't book hotels with minibars in the rooms or where you have to travel through a casino to get to the restaurant or entrance, for example.
