I've got pretty good drainage, but the front of our house is still messy and not graded well since our porch construction is nearing completion, so the last thing I need after nearly a foot of rain in the last 6 weeks or so is a TS Lee redux.
WinterWxLuvr
Pretty sure, but I don’t think I’d go all in if the dealer turned up the gfs on the first flip
poolz1
3"+ in spots when the center is passing by...torrential. Also noticed that the euro is slower to get out of here and has a similar evolution as the ICON. GFS is the most progressive in the bunch now.

adelphi_sky
I have 10 inches for the month. I won't be too broke up if I only get an inch or two out of this. My house is on a hill. Never had to worry about flooding. My property slopes down on all four sides.

I love my home. One year in, but after water in my basement last Fall, I'm out in the street digging out the debris in my storm drain weekly (that usually diverts runoff toward my home.). That sucks cause your area does have some elevation to get water away from things. If you were down closer to Paul Spring branch then I’d say Jack the house up on pilings

If you were down closer to Paul Spring branch then I’d say Jack the house up on pilings You’re good. We’re close! That spring is about 150 yards behind my house. My lot happens to be where there’s a gulley and water drains through. When everything is flowing then we’re fine. It just sucks when things clog. The state is coming to evaluate for me sometime in the next few weeks. This is front yard with me pointing at the ditch that clogs.
