Erin, I've lived in Germantown before and the difference between certain areas of town and others is stark. At Milestone off 355 and 27, roads can be wet, but my in-laws off Brink and into the local hills can have fully caved roads and treacherous driving conditions. It's weird. Don't fret though. Enjoy the snow!

You are too far east for the band I've been getting for almost a couple hours now. Maybe it will pivot east and get you. The back edge is definitely advancing east pretty quickly.

* WHERE...The Washington and Baltimore Metropolitan area as well

* IMPACTS...Plan on slippery road conditions.

* ADDITIONAL DETAILS...Visibility will be reduced to around one-
  quarter mile at times through late this morning. Temperatures

Oh yeah totally, and I’m not stressing over it, god knows my microclimate usually caves me far earlier than even others in Gtown. I’m happy the flakes are sticking there!

Yeah I went for a 30 min walk and even the main roads have caved with these heavy rates.  This is the Downtown Crown/Rio area.  I think it’s about 32-33 here.  I have a terrible thermometer on my apartment balcony that runs about 2-3 degrees warm (says 35) due to building heat...thus my estimate lol.

I am near downtown DC, and the only thing accumulating here is puddles of water. Some light slush building up on car tops, but even there, only on the cars that have been parked in one spot for days...
