Spoke too soon. A dog we're (or we *were*) watching (and who we watch often) decided that she didn’t like my dog playing with a stick she wanted, so she decided to tear a couple holes in his front leg. I got home, put on my Speedo, and five minutes later I was in the car on the way to the emergency vet.

My buddy took it like a champ, but he's well out of it with the meds he's on! :pimp:

Hopefully we can hit the pool this evening!

One of ours is having his fourth surgery tomorrow on his knees. Hoping it goes well and finally fixes the problems that has been plaguing him for the last year.

So, funny story about that house you shared the other day.  The contract fell through with the first buyer so our offer was accepted last night.  We close Aug. 26th, so bank on a derecho that day.  

 

HOA's suck...I'm not going to dump a quarter of a million into a house to have some b*tch committee tell me what to do and then fail to act when my neighbor has his car on cinder blocks leaking oil in the driveway.

The vet did a great job on him, so hopefully the scars aren't too bad. He's doing OK now, but he's not terribly thrilled about the cone of shame. It is a soft cone, so he's not totally miserable, but you can tell that the wounds are starting to itch him, so he's pretty pissed about that!

 

Good luck on the surgery! I hate to see anyone's pups be in pain or miserable in any way. All they want to do is be happy and be with their peoples!

no go on the surgery. vet said the leg he wanted to open was the stronger of the two and our poor dog probably wouldnt have been able to walk at all during recovery.

 

so... our options are limited at this point. :(

Wtf is 'ground rent' and why is it even legal?

 

It means someone else owns the land while you own the house. You have to pay "rent" to the land owner. Best thing to do would be to buy the land from the owner and then you own both the house and land. Lenders might have a problem with ground rent too, because the ground owner might get first dibs on your house if you dont pay the ground rent. Lots of Internet articles about it.

I just re-read this thread and looked up that property you are buying. It has ground rent. I think you can buy out the ground rent when you buy the home. Article about redeeming the ground rent:

I'll rent you mine.  The commute might be a long one for you, but included in the monthly rent is:

  • months upon months of big heat; in fact, whatever the local forecasted high is you can automatically add 3 degrees... everyday!
  • endless summer sunshine to bake the ground dry and keep grass mowing to a minimum.
  • great views of thunderstorms to the north, south, east, and west.
  • the best dust-storms this side of the desert south-west.
  • endless window-rattling wind from November through May.

I don't think you can afford to pass up this offer.

Sure! Depends on what you're looking for and what your budget is. And, of course, what you're willing to put up with in terms of commute.

 

In my neighborhood, you can rent a 4-bed/3-bath single family home for $3000/month or so, but there are plenty of townhouses (many of which are 3/2.5) around that would be more affordable.

 

Affordable...the notion of affordability around here is so skewed. My family in South Jersey practically sh*t themselves when the subject comes up!

Thanks.  Just found out we don't have ground rent.  What a total bs concept.

I have a box turtle nesting in my garden. Anyone have experience with this? I've read online the mortality rate for the eggs is high.
