There are some convective elements in play so I wouldn't be putting too much weight in any one piece of guidance. The RGEM tripled its amounts from 06z to 12z and now has backed off slightly for 18z. We had a hard freeze here mid October and I'm near the water, surprised you were warmer then. Got down to something like 27 or 28 here and BDR set a record low of 30. Was visting friends in Wantagh over the weekend and they showed me the water damage to their basement from that deluge back in September. I'm pretty sure temps have to be 28 of below for 2 to 3 hours depending on specific NWS office criteria. Some NWS offices utilize hard freeze warnings while others don't.
