Subtropics
So I am considering purchasing a bay front house in the annapolis area, specifically the Highland Beach area. I believe I could get to DC for work in a bit over a half hour, traffic permitting. My question is how at risk would I be from surge from a hurricane? If we got one of the big ones that we have discussed here would my house be gone? I admit once you have property in the game one becomes nervous. Would buying on the northern shores of annapolis be more safe from surge? I am one that really loves being by the water, but I'd like to stay in this area so Annapolis seems to be my best bet. If not, I probably relocate to the Wilmington, NC area. * I am not interested in the downtown area. I am looking for the safest surburb that is waterside *
StudentOfClimatology
It would take much longer than a half hour to get to/from DC in rush hour. Probably more like 1.5-2 hours at best. I've been to Annapolis and back several times and it can be a pain even on a weekend.

Subtropics
I'm not worried about the commute. I'm concerned with * Would it be safer to purchase a home on the south or north shore of Annapolis? *
