does it have the sleet already approaching old town, and does it just stall it?

because if it doesn't, while its a nice though it seems meaningless.

 

going off the precip type radar, the "pink" touches the border of alexandria/southern DC at 4am.  Then moves south a bit at the next panel (7am).

 

Obviously, nowcasting is the way to go, but figure looking at guidance helps a little too.

Probably makes it farther north between panels I'd assume.

Take a look at the 925mb temp on the HRRR. It intrudes about the same distance as the NAM, but it isn't complete coverage and then gets cut off as the cold backfills:
