doesn't matter if it was 97 or 95 here, it was fucking hot. my poorly sited thermo hit 96 yesterday, across the river from MHT.

Meh, that's probably not a big deal. But you are right, he would need to get the GPM and recovery rate tested first, which any reputable irrigation company would do anyway. i am on a well and have irrigation. i have a 20 minute recovery/rest between zones to give the pump time to chill out and for the well to recover.

I think you mentioned that before. guessing your lot is around 1/2 acre? Would be around $5-6k I think

you need an irrigation system desperately. you don't even have to think about watering your lawn, just set it and forget it.

i mean, my sensor is not sited per NWS specifications, but it's not located over a pond, either. so yeah, DP is somewhere in the mid to upper 60's

you got off cheap with $18k. I recently got 3 quotes just for siding and gutters, all came in at $35k+, and I don't have a very big house.
