The new seed we planted is coming in nicely. Some of the old grass is in the mix too. You can see the demarcation line of new vs dormant grass by the well head/rock. I feel pretty good about this seed, which is a disease and drought tolerant tall fescue.

So what's the reasoning why the models failed? I've said it every year, but seems like models get worse every year in the past 5yrs or so
