  1. I plan on keeping this house for 5-6 years and then buying another out in the country with some land. (North Boston/East Eden) Hopefully by then we’re both working from home so I won’t have to worry about commuting. I could easily rent this out for $1500 a month. My payment per month with taxes will be $1000. Ill be making $500 a month while my home gets paid off. That’s the plan at least.
  2. Buffalo is pretty close to Detriot, but your notion that the global warming isn't occurring locally is simply not true. We have to see a really big cooling trend to get back to where we were in the beginning of the the 19th century. With many areas setting their warmest summers of all time this year, I'd say that is unlikely to occur.
  3. I bought my house for 160k last year, it officially got appraised at 190k a few weeks ago. Crazy market.
  4. My friend sold their house in less then 24 hours. No viewings, just online pictures. They also waived inspection and put 20% down. They went 15k above asking for a 150k house. It's insane out there. With rates so low, people can afford more expensive homes.
  5. Don't get me wrong. I take Covid very seriously. If my mom gets it, shes likely dead. I'm listening to the doctor talk to my mom right now at Roswell on speaker and he is telling her to stay away from everyone.
  6. I'm going to stop commenting on here before the thread gets closed. Its a very controversial topic. Everyone has their own views.
  7. Yes please! If you do I'm coming over during a large LES event.
  8. This is where I think it gets difficult. Its a judgement decision and obviously MDs know more than I do. But maybe my case is rare. But I have 2 clients in which they battled with cancer for years and were in stage 4 and died and later found out they were positive for Covid. On their certs it listed covid as main contributor. The one family fought with Florida about it and got it overturned. The other didn't care. It helps the family if it gets listed as covid though, they get federal funding so I'm not sure why they would decline it. There are too many unknowns with the virus to know 100% sure if COVID contributed or not. Or it was the natural evolution of a disease. They had covid so technically they can list it and the federal funding helps the families so if you were a doctor would you list it? Its not fraud, but they would have likely died anyways.
  9. But as long as covid is listed on there. Symptomatic or not gets counted as a covid death. Unless I am mistaken on that?
  10. You don't get it. It doesn't have to be fraud. If they test positive for Covid they are positive for Covid. However, they can have ZERO symptoms from covid and still be positive for covid. But on the death cert. it will be listed as a potential cause. Either on A,B,C,D portion of the cert. Trust me I see them every week. There is no fraud involved because technically they still had covid from the test. But it had nothing to do with their death. It was the cancer, heart disease, stroke, etc... that caused the death.
  11. Yeah you have to really enjoy hiking up there right now as lots of stuff is not completely open. I went to dinner at pickled pig, it was incredible. We ate outside with the dog on the patio. There are still lots of places to eat and drink in lake placid. I'm also a big fan of breweries so I really enjoy that region. I'm a lover of all mountains and the diversity of each. As soon as I hike all 46 in NYS I plan to tackle the presidents in NH and than the 14 in Colorado. I just love the silence and calmness of hiking the woods. It's my favorite thing to do. In winter its even better. 4-5 feet of snow everywhere, just you and nature. Ah cant wait! It's also a great way to keep in shape. My hikes burn anywhere from 4-8k calories.
  12. Next week looks nice low-mid 80s and sun for first part of it. Last year I didn't close the pool until Mid October.
  13. Hit up 2 more high peaks this past weekend! Up to 15/46
  14. With a lot of that being preventable if Americans didn't have such a terrible diet.

  17. The Rocks entire family got it. Him and his wife had a rough time, but the kids just a little sore throat.
  18. I believe its around 4 months that antibodies last? However, reinfection is pretty rare it seems.
  19. My friend in California got tested twice, negative both times. Had every symptom in the book. Antibody test 2 weeks after feeling better and positive. Another from Buffalo fever of 2 weeks, 2 negatives and 3rd time positive. Testing needs to improve.
  20. 650k people die from the flu globally each year (a bad flu season) and that is with a vaccine...Imagine what it would be with no vaccine? 2-3+ times that?
